Poor drainage around your home’s foundation is one of those sneaky problems that doesn’t holler for attention right away—but give it time, and it’ll make itself known in all the wrong ways. I’m Stephen Jordan, owner and founder of SMJ Plumbing here in Slidell, Louisiana, and if there’s one thing I’ve learned, it’s that water will always find somewhere to go… and sometimes that “somewhere” is exactly where you don’t want it.

Around here, we’re no strangers to heavy rain. When your property isn’t set up to move water away from your home, that rainwater starts to collect around the foundation. At first, it might just look like a few puddles that take their sweet time drying up. Doesn’t seem like much, right? But over time, that lingering moisture can start working against you.

Excess water around the foundation can lead to soil shifting, and when the ground moves, your home can move with it—just a little at first, but enough to cause cracks in the foundation. Those cracks can let water seep into crawl spaces or slab areas, and before you know it, you’re dealing with musty smells, mold growth, or even damage to your plumbing system. Pipes don’t do too well when the ground around them starts changing shape.

Improper grading is a big one—if the ground slopes toward your house instead of away from it, water’s going to follow gravity right to your foundation. Clogged or poorly placed gutters and downspouts can also dump water exactly where it shouldn’t be. And sometimes, the issue runs a bit deeper, like damaged or outdated underground drainage systems that just can’t keep up anymore.

I’ve even seen cases where everything looks fine on the surface, but underground, there’s a slow buildup of problems. That’s why it’s important not to judge the situation by what you can see alone. A yard that stays soggy for days after a rainstorm is your home’s way of waving a little red flag.

Now, I’ll say this—poor drainage isn’t something you want to put on the “I’ll get to it later” list. What starts as a minor inconvenience can turn into foundation repairs, plumbing issues, and water damage that costs a whole lot more than it should’ve. It’s one of those situations where being proactive can save you a good bit of money and a whole lot of stress.

The good news is, most drainage problems can be fixed with the right approach. Sometimes it’s as simple as adjusting the grading around your home so water flows the right direction. Other times, it means extending downspouts, installing proper drainage lines, or clearing out blockages that have built up over time. Every property is a little different, and that’s why it takes a careful look to figure out the best solution.
